This project required a major rezone of a seven-block area on the east slope of Queen Anne between Westlake and Dexter Avenue in order to achieve the Master Use / Shoreline permit for the building site. A six-story mixed use building was designed and approved to include a stepped, covered plaza functioning as a pedestrian link between the 8th Ave level and the Westlake Ave level with planting, elevation change and plaza amenities. The building was approved to have 3 levels of housing; 2 levels of office; 1 of retail and 2 of parking. 8 levels total. The property sat vacant for many years while the area around became developed and eventually Union Bay Clothing built the building that is there today.
